The redevelopment of The Village at Camp Bowie continues to progress with 6201 Sunset undergoing a transformation that will see a new patio extended from La Playa Maya, as well as a heightened roofline, and architectural awnings to compliment the remainder of the center's renovation.

The estimated completion is shortly before Thanksgiving, in time for the Christmas shopping season.

Baker St. Pub Inks 10-Year Lease for Village at Camp Bowie

FORT WORTH- The Houston owner of Baker St. Pub & Grill has inked a 10-year lease for the Village at Camp Bowie, a 350,000-sf redevelopment of a key retail corridor in West Fort Worth. The English pub concept, marking its third location in North Texas, will open doors in the fall.

The Baker St. Pub venue took down 6,500 sf in the 6333 Camp Bowie Blvd. center, where an end cap and inline space were teamed to get enough space for the operation, Mitch Traub, senior vice president with Dallas-based Retail Connection, tells GlobeSt.com. He says Hospitality USA has spent about a year looking for the right Fort Worth site. "We've been looking for this type of redevelopment," he adds.

Trophy Investments of Dallas bought the five-block foothold in June 2004, undertaking a $20-million overhaul of a landmark property and conversion into a class A mix of eclectic retail, restaurants and entertainment venues. The Baker St. lease was negotiated by Traub and Retail Connection senior vice president Dennis Leibovitz and former leasing agents, Lynn Dowdle and Elizabeth Farrell with Dallas-based Staubach Co. The Village at Camp Bowie's leasing contract was turned over to Venture Commercial Real Estate LLC in Dallas midway through the Baker St. negotiations.

Hospitality USA has Baker St. pubs in Arlington and Plano, but is in talks for a spot near NorthPark Mall in Dallas, Traub says. The expansion play includes the sister concept, Sherlock's Pub, which averages 8,500 sf versus Baker St.'s 6,500 sf. A Sherlock's Pub recently opened in Austin and two more will land at Quail Springs Mall in northwest Oklahoma City and Belmar near Denver. Next year brings a Sherlock's opening at Perkins Rowe in Baton Rouge, LA. Traub says Hospitality USA's expansion plan calls for five openings per year for several years.

Trophy Acquires Fort Worth Retail Project

TROPHY INVESTMENTS COMPLETES RETAIL CENTER ACQUISITION IN FORT WORTH

Trophy Investments has just purchased a 274,000 square foot landmark retail center on Fort Worth’s west side, with plans to remodel and redevelop the property into a 350,000 SF lifestyle center. The property, located at Ridglea Avenue and Camp Bowie, has been owned by the Luther and Wilson families for the last 60+ years, and was once considered the most exclusive shopping area in Tarrant County. Variously known as Ridglea Center and the 6323/6333 Shopping Center, the property is to be rebranded The Village at Camp Bowie.

According to Trophy Investments Partner Matt Herring, Patsy Cantrell, daughter of original developer J.T. Luther, chose Trophy Investments for the acquisition due to their expertise and commitment to redevelopment and the quality of the team they assembled. The new ownership group, led by David Burgher, Bo Brownlee and Herring plans a major remodel of The Village at Camp Bowie, including the creation of a 2004 version of the southwestern Mediterranean/Spanish architecture designs already prevalent along Camp Bowie. Features will include new facades, raised seam metal roofs, new entry features, an extensive landscaping treatment and a new color scheme, matching the center architecturally to surrounding properties with stucco, stone, and barrel tile roofs. Mr. Brownlee added, "The new look should enhance foot traffic for existing tenants as well as drawing a new mix of complementary tenants. The goal is to provide an upscale, exciting and people-oriented shopping experience."

Trophy's David Burgher summarized the overall scope of the plan, noting, "Our goal is to return the epicenter of Fort Worth retail to Camp Bowie. By incorporating the history of West Fort Worth with a shopping experience which incorporates national tenants with regional shops and restaurants , we feel we can create a sense of place for people to 'come out of the bricks'". Brownlee added, "In the Camp Bowie area, there is no single owner of land and building area that compares. We can build an environment and
setting that has the potential to draw shoppers from Fort Worth and beyond."

Trophy expects to begin demolition of some of the unimproved buildings immediately. Mr. Burgher said, " We plan to begin construction on the remodel in mid April to May 1. In addition to what we are doing to the existing buildings, we have vacant land on which we will build +/- 90,000 SF of additional retail space. We are talking to a number of interested tenants and hope to begin construction on this part of the property within months of our work on the existing buildings."

This acquisition is the beginning of an on-going process with the City of Fort Worth to create a development plan in concert with the city's targeted redevelopment plan and overall emphasis in the Camp Bowie area. Christine Maguire, Fort Worth's Community Development Manager explains, "This area is the commercial heart of the Ridglea Village. The Village at Camp Bowie has the potential to set the tone for the Camp Bowie corridor for the next 50 years." Burgher agrees that their plans will not only lead to a
successful revitalization of this property, but provide a watershed affect on all the properties along Camp Bowie from the Arts/Cultural District west to Alta Mere.

Currently there are over 60 tenants including Frost Bank, Starbucks, Jason's Deli, The Market, Storehouse, Café Aspen, Lunch Box, Stanley Eisenman Shoes, Hana Isul Salon, Washington Mutual, Cokesbury and Logos Bookstores. David Burgher concluded by noting, "Trophy Investment’s principals have deep roots in Texas, but especially the Metroplex, and are taking a long term perspective on doing this project right." Mr. Brownlee added, “Our partners want to see if we can keep this in our families as long as the Luther’s and Wilson’s have kept it in theirs. For this special redevelopment opportunity, the owners have put together a great
team starting with a world class architect, Nelsen and Associates with offices in Austin and Scottsdale."

Camp Bowie Interests (817-738-5600) will provide on site management and leasing. Trophy Investments was founded in 1998 to take advantage of outstanding real estate opportunities. Conceived and operated by native Texans David Burgher, Bo Brownlee and B.
